Booking a big group into one house usually means somebody sleeps on a sofa and nobody gets any privacy. The alternative is three separate properties on the same private estate: The Loft (sleeps 6), The Barn (sleeps 8) and The Cottage (sleeps 4).
Take one, two, or all three. Together they sleep up to 18, and the whole 14 Acres estate can be booked on an exclusive-use basis for up to 19 guests plus infants. Everyone gets their own kitchen, their own front door, and the same shared 14 acres in Clipston.
Why Group Accommodation Usually Goes Wrong

Anyone who has organised a group trip knows the pattern. You find a big house that sleeps sixteen. It looks perfect. Then you get there and discover the sixteen includes two children on a pull-out in the dining room, one bathroom between six adults, and a single kitchen that turns into a bottleneck at 8am.
The problem is not size. It is layout. Big group houses are usually normal houses with extra beds pushed into them, so the shared space and the bathrooms never scale with the sleeping capacity. Add a couple of babies on different nap schedules and grandparents who want an early night, and one big house becomes a negotiation.
There is a different way to do it, and it is what the three properties at 14 Acres are set up for.
Three Properties, One Village: How the Clipston Trio Works
14 Acres is a private estate in Clipston, on the Leicestershire and Northamptonshire border, about ten minutes from Market Harborough. On it sit three separate conversions, each with its own entrance, kitchen, bathrooms and outdoor space.
You can book one on its own. You can book two. Or you can take all three and have the place to yourselves. The grounds, the lake and the countryside are shared, but the front doors are not, and that is the entire point.
It means the group is together for the parts that matter, and apart for the parts that do not. Everyone eats together on the terrace. Then the family with the toddler goes back to their own building and puts her to bed at seven, while the rest carry on without whispering.
Clipston itself is a quiet village on the county border, and the location does the other half of the work. You are ten minutes from Market Harborough for restaurants and a supermarket run, and a short drive from the countryside that makes people book a place like this in the first place.
The Loft: The Lake-View Conversion for Six

The Loft is a stable conversion of 135 square metres with two super king bedrooms that split into four singles, plus a sofa bed. It sleeps up to six, and its defining feature is the large dining balcony looking out over the private lake.
Inside there is a well-equipped family kitchen, air conditioning and underfloor heating, 100MB fibre with a work zone, a smart TV with Netflix and an Xbox, and original art on the walls. The split beds are the quiet hero: the same room works for a couple or for two teenagers without anyone compromising.
Best for: the family or couple who want the view. If the group is deciding who goes where, this is the one people argue over.
The Barn: The Biggest of the Three, Sleeping Eight

The Barn is the largest at 160 square metres, with three bedrooms (super king, one convertible to twins), two bathrooms, and space for eight guests plus two infants.
Its signature is a ten-metre folding glass wall that opens the living space onto a private courtyard garden, which turns the whole ground floor into indoor-outdoor living the moment the weather cooperates. There is an outdoor kitchen and gas BBQ on the terrace, a Siemens kitchen with a Quooker boiling tap inside, an EV charger, and two cots, high chairs and toys already there so you are not packing the car full of baby kit.
Best for: the biggest sub-group, and the natural place to put the shared dinner. If the party is eating together, it happens here.
The Cottage: The Victorian Dove Cote for Four

The Cottage is the smallest and the most characterful: a Victorian dove cote conversion of 65 square metres with one bedroom, one and a half bathrooms, and room for four.
It has a Hypnos mattress, underfloor heating throughout, original artwork and bespoke furniture, blackout curtains, filtered well water, a smart TV with Netflix, an Xbox, smart-lock entry and its own EV charger. It is open-plan inside and opens onto the outdoor space.
Best for: grandparents, or the couple in the group who want their own front door and a proper night’s sleep. On its own it is a romantic bolthole; as part of the trio it is the piece that means nobody has to share.
The Clipston Trio Compared: Sleeping, Size and Who Goes Where
That is the three of them. The useful exercise, once you know the group, is working out who goes in which building before you book rather than after you arrive.
Here is the whole estate laid out. Every property has its own kitchen and its own entrance, so these numbers are real sleeping capacity rather than beds squeezed into shared rooms.
| Property | Sleeps | Bedrooms | Size | Best for |
|---|---|---|---|---|
| The Barn | 8 (+2 infants) | 3 (2 bath) | 160 m² | The biggest group, shared dinners |
| The Loft | 6 (+2 infants) | 2 | 135 m² | Lake views, split-bed flexibility |
| The Cottage | 4 | 1 (1.5 bath) | 65 m² | Couples, grandparents, privacy |
| All three | Up to 18 | 6 | 360 m² | Celebrations, reunions, multigenerational |
Booked together the three sleep up to 18, and the estate lists exclusive use at up to 19 guests plus three infants. Six bedrooms and separate kitchens across 360 square metres is a very different proposition to a single house with the same bed count.

Who the Clipston Trio Actually Suits
Multigenerational family trips. This is the strongest case. Grandparents in The Cottage with their own bathroom and an early night, the family with young children in The Barn where the cots and high chairs already are, and everyone else in The Loft. One estate, three body clocks, no arguments. When the children need somewhere to run, Welland Park is ten minutes away with the biggest playground in the area and a cafe for the adults.
Big birthdays and anniversaries. You get somewhere to gather and somewhere to retreat, which is exactly what a milestone weekend needs. The Barn’s glass wall and terrace do the party; the other two do the recovery.
Friend groups and reunions. Couples get their own space rather than bunking down in a shared house, which tends to be the difference between a good weekend and a slightly awkward one.
Who it is not for, honestly: if you want everyone under one roof, all evening, every evening, this is not that. Separate buildings mean walking across the grounds in the dark and coordinating who is cooking. Some groups want one big kitchen and one big table and nothing else. If that is you, book a single large house and accept the bathroom queue.
“It was a stunning property and absolutely perfect. Beautiful fittings and furniture, lovely and warm, comfortable beds and gorgeous bathrooms. We were a group of five friends from school and it was just what we wanted! In fact, it was so lovely, we didn’t really venture out much, as it was just perfect staying in and hunkering down! Susan had made every effort to make it perfect. We had the most special weekend together, made all the more perfect by this stunning property. Highly recommended!”

The estate runs to 14 acres of private grounds with a lake, which is the real shared space. It is where the group actually spends its time: the BBQ, the picnic bench, the walk after lunch, the children running about while the adults sit.
Clipston is a quiet village on the county border, and Market Harborough is about ten minutes away for an independent High Street, restaurants and a canal basin. Closer still, Foxton Locks and the villages around Clipston are the walk on the doorstep, with a canal staircase and flat towpaths that work for all ages.
For a group, the location does something specific: it is remote enough to feel like an escape and close enough that a supermarket run or a restaurant booking is not an expedition. Farndon Fields farm shop near Market Harborough is where most groups stock up, and our local dining guide covers the pubs worth booking for the one night nobody wants to cook.
What a Group Weekend Here Actually Looks Like

It helps to picture the shape of it rather than the floor plans.
Friday. People arrive at different times, which is normally a headache and here is not, because everyone lets themselves into their own building. The early arrivals stock up at the farm shop on the way. Nobody is waiting in a car park for the person with the key.
Saturday. Breakfast happens three times in three kitchens at three different hours, which is the single biggest argument for this setup. The people with a baby were up at six. The people who were up late were not. Then the day is shared: a walk around the grounds, the lake, ten minutes into Market Harborough for the High Street, or a longer trip out to Foxton Locks. In the evening everyone converges on The Barn, the glass wall goes back, and the BBQ does the rest.
Sunday. The bit that usually goes wrong in a big house goes fine here, because the group can decompress at different speeds. Some people are packing at nine. Some are still on the terrace at eleven. Nobody is queueing for a bathroom.
That is the whole pitch, really. It is not that the buildings are nicer than a big house, though they are well finished. It is that a group of eighteen people is not one unit, and pretending otherwise is what makes group trips exhausting.
Booking Two or Three Properties Together: How to Do It
The practical advice is short. Work out your group first, then book early, because the properties are individually popular and getting all three free on the same weekend takes more notice than booking one.
Book direct and talk to Susan rather than piecing it together across three listings on a platform. If you are taking more than one property, or want the estate to yourselves, it is worth a conversation: bed configurations can be set up before you arrive, cots and high chairs are already on site, and it is easier to sort the details in advance than to rearrange furniture on a Friday night.
Lead times matter most for summer weekends, school holidays and anything around a big local event. If your dates are fixed by a birthday, start early.
