Three things, really. The first is the location. Clipston is a quiet village of about 600 people on the Leicestershire-Northamptonshire border, 10 minutes from Market Harborough and within easy reach of Foxton Locks, Kelmarsh Hall, Pitsford Reservoir and Welford Children’s Farm Park. The second is the choice. Three buildings, three sizes. You book the one that fits your group, or you book the whole estate and have all three to yourselves. Couples who want privacy do not have to share a house with the kids and grandparents. Bigger groups do not have to cram into a single rental that does not really work as one.

The third is what I think of as family-readiness. Cots, high chairs, baby gates, blackout blinds, board games, Smart TVs with Netflix, an Xbox, an Amazon Echo, a fully equipped kitchen with a Nespresso machine. The Loft: a luxury retreat for couples and small families

The Loft is the most romantic of the three. A lovingly restored Victorian stable conversion of about 135 square metres (1,453 square feet) with two large super king bedrooms (both can split into singles), a sofa bed, two contemporary bathrooms and a standalone open-plan living space with vaulted ceilings.

The signature feature is the dining balcony directly over the private lake. It is where I take my own glass of wine when I am at the estate. Sleeps up to 6 guests plus 2 infants, from £129 a night. Best for couples, couples with one or two children, or two couples travelling together.

The Cottage: a slower stay for families with young children

The Cottage is the snug of the three. A traditional stable conversion of about 86 square metres (925 square feet) with a king-size bedroom, a twin room with bunks for the kids, an enclosed garden and a hot tub. Sleeps up to 4 guests plus 2 infants. Families with toddlers tend to gravitate here because the layout works well at bedtime, the garden is enclosed, and the village shop and pub are a few minutes walk through Clipston.
