The signature feature is the dining balcony directly over the private lake. It is where I take my own glass of wine when I am at the estate. Sleeps up to 6 guests plus 2 infants, from £129 a night. Best for couples, couples with one or two children, or two couples travelling together.

The Cottage: a slower stay for families with young children

The Cottage is the snug of the three. A traditional stable conversion of about 86 square metres (925 square feet) with a king-size bedroom, a twin room with bunks for the kids, an enclosed garden and a hot tub. Sleeps up to 4 guests plus 2 infants. Families with toddlers tend to gravitate here because the layout works well at bedtime, the garden is enclosed, and the village shop and pub are a few minutes walk through Clipston.

The Barn: the largest of the three, ideal for bigger families

The Barn is the family option. Sleeps up to 8 adults plus 2 infants.

Best for families with school-age kids, multigenerational trips with grandparents, or two families travelling together. Direct access to the same 14-acre estate, lake, gardens and parking.

Book the whole 14 Acres estate for family groups and celebrations

The other option, and the one bigger groups go for, is exclusive use of all three properties. The Loft, The Cottage and The Barn together sleep up to 18 guests plus infants, with eight bedrooms across the three buildings. Everyone gets their own front door, their own kitchen, their own bathroom, and the gardens, lake and parking are yours alone for the stay.

It works particularly well for milestone birthdays, anniversaries, wedding-adjacent stays, and family reunions where grandparents want their own space. Couples within the group can take The Loft for proper privacy, parents with small children can take The Cottage, and the rest of the family can spread out in The Barn.
